Selling Your Home
We Don’t Just List Homes. We Work to Sell Them.
Selling your home is one of the most important financial transactions you may undertake. Your asking price, preparation, marketing, negotiations, and timing all influence the result.
At Prime Realty Associates, LLC, we examine the facts, question assumptions, and consider the consequences before recommending a course of action. We help you understand your choices and work toward a sale that fits your financial goals and moving plans.
A successful sale is not necessarily the one with the highest offer. It is the one that provides the best overall combination of price, terms, certainty, and timing.

What Is Your Home Really Worth?
Your investment in the property, an online estimate, and the amount you hope to receive do not establish what a buyer will pay. A supported asking price requires examining the property and the market together.
Seven factors deserve attention:
- Comparable sales. What have genuinely similar homes sold for, and how do they differ from yours?
- Current competition. What alternatives can buyers choose today, and how does your property compare?
- Condition and preparation. What work is needed, and how might buyers account for it in their offers?
- Location and property characteristics. Consider access, layout, usable space, lot characteristics, and other features affecting demand.
- Improvements and limitations. Which improvements contribute to market appeal, and which restrictions or unresolved questions may affect value?
- Market conditions. Available inventory, buyer activity, financing conditions, and marketing time help inform the strategy.
- Your timing and priorities. Your circumstances influence the approach, although they do not independently establish market value.
Seven Important Steps to Selling Your Home
1. Establish Your Goals Before Choosing a Price
Start with your circumstances. Discuss your preferred timetable, mortgage payoff, expected selling expenses, moving arrangements, and whether you need to purchase another home. We help you consider how these decisions connect.
2. Prepare With a Purpose
Spend where it makes sense. Cleaning, decluttering, addressing apparent maintenance concerns, and improving presentation may be useful. Major renovations require a closer look at cost, timing, and likely market benefit. We help you evaluate priorities before spending.
3. Set a Price Supported by Evidence
Compare facts, not promises. We examine relevant sales, competing properties, condition, and market information. You should understand the reasoning behind the asking price and how we will evaluate the response after listing.
4. Present and Market the Property Clearly
Give buyers a reason to investigate. We develop the listing presentation and marketing approach around the property’s relevant strengths, accurate information, and clear photographs. We discuss exposure, showing arrangements, and the information buyers will need to evaluate the home.
5. Evaluate Offers Beyond the Headline Price
Consider what you may actually receive. Compare requested credits, financing, appraisal provisions, inspections, home-sale contingencies, deposits, closing dates, and possession arrangements. A larger offer can come with greater expenses or uncertainty.
6. Negotiate With the Entire Transaction in View
Understand the consequences before responding. We help you assess counteroffers, inspection requests, proposed credits, and changes in timing. The objective is to negotiate terms that support your goals while considering the likelihood and practical requirements of closing.
7. Follow Through to Closing
Keep outstanding requirements in view. We help coordinate communication, track transaction deadlines, and address questions with the appropriate professionals. Confirm agreed repairs, moving arrangements, closing figures, and possession before the final steps.
Which Offer Is Actually Better?
Consider this hypothetical comparison. The figures illustrate purchase price less one requested credit; they are not complete estimates of seller proceeds.
| Offer Detail | Offer A | Offer B |
|---|---|---|
| Purchase price | $500,000 | $515,000 |
| Requested seller credit | $0 | $20,000 |
| Price less this credit | $500,000 | $495,000 |
The higher price does not automatically produce the better result. Both offers still require review of financing, contingencies, expenses, timing, and other terms. Actual proceeds also depend on mortgage payoff, brokerage compensation, closing expenses, adjustments, and any further negotiated amounts.
